Sparrow Construction Co., Inc. has been in business for over 30 years. Having been in business for so many years has allowed us to develop excellent relationships with and knowledge of the subcontractor community. We believe these relationships allow us to obtain the best possible pricing. As soon as the preliminary design drawings are sufficiently complete to allow us to obtain pricing on different portions of the work, we begin arriving at a preliminary budget. As the design drawings are developed and finalized, we can arrive at a guaranteed maximum price or lump sum amount. We pre-qualify the subcontractors who are to submit bids on the project to make sure they are capable of achieving the work specified, that they are financially sound and that they have the manpower to meet the scheduled outline. Once the request for proposals have been issued to subcontractors, each trade will have a set time in which they are to turn in their proposal. At that time, Sparrow Construction Co., Inc. along with other team members, will open up the bids, review the numbers, and jointly decide on which subcontractor is best to perform work on the project. Sparrow Construction Co., Inc. will prepare a list of recommended subcontractors and major material suppliers for the owner and architect's review and approval. Cost Plus Fee Under this agreement we would enter into a construction agreement utilizing our standard contract form. Under this agreement the owner pays only the cost of work plus a set contractor's percentage fee, receives a guaranteed maximum price, and shares significantly in any savings realized by the contractor at the conclusion of the project. Change Orders Sparrow Construction Co., Inc. handles all change orders in an expeditious manner. Changes are estimated and the costs presented to the owner in a timely manner so as not to delay the project schedule. All change orders are given in writing and a record of job changes kept up with until job close out should changes be required. For changes in the work which increases the contract sum, the allowable markup for combined overhead and profit for work performed by Sparrow Construction Co., Inc. and its subcontractors will be the same percent as its contract fee. The amount of credit to be allowed by Sparrow Construction Co., Inc. to the owner for any deletion, or which results in a decrease in the total contract sum shall be limited to the costs only. There will be no decrease in the contractor's fee for deductive change orders. Cost Savings One cost-saving recommendation that we suggest involves the Performance and Payment Bond. Our company has been in business for over 30 years and we have a very strong relationship with our bonding company. We can furnish a Payment and Performance Bond on any project as required. Due to our experience factor and financial strength, many of our clients feel it is unnecessary to spend the money to bond a project, thus saving this cost to put into the building. We will solicit prices from quality subcontractors on all items of work to ensure competitive prices are given each specific item of work. Value Engineering We will assist the architect, engineer, and other members of the design team with constructability reviews during the design process. We will review the specified materials for the project and identify any substitutions that create savings without sacrificing quality or function, modify cost model and scope of work to meet budget expectations. We will Involve subcontractors in the process to take advantage of market knowledge. Sparrow Construction Co., Inc. will meet with the owner and design team periodically to monitor the progress of the plans and to assess the impact of design decisions on cost, schedule, and practical constructability of the project.
